Hi! i will be travelling with my family of 5, all above 11 years of age, to Tokyo this coming February. we will land at Narita airport and we have rented an apartment near Noborito station. we will be in Tokyo for 7 days before we fly home. places that we intended to visit in Karuizawa, DisneySea, Gunma. appreciate if you could advise me the best Pass to buy to take me to these locations, and whether the pass give discounts for Disney Sea entrance fee.

The journey from Narita to Tokyo, and travel to Karuizawa and Gunma can all be covered with the JR East pass. This pass is valid for 5 days within a 14 day period, you can find more information on this pass here: https://www.japan-rail-pass.com/pass-regional/east/jr-east-pass.
For travel within Tokyo the best thing to use would be a Pasmo card. This can be used on the Tokyo Metro which isn't covered by the Japan Rail Passes.
Unfortunately Disney do not give discount to Japan Rail Pass holders.
